Thank you for choosing to stay at Westwood Farm or Mallards B&B Dorset. When booking with Purbeck Breaks you are entering into a binding contract with us. Reference to 'us' and 'we' relates to the manager of the holiday accommodation and 'you' or 'your' relates to the person making the booking and all the members of the holiday party. You agree to make your party aware of the terms and conditions. Bookings should be made in one name only. 

Prices –The prices quoted on our website www.purbeckbreaks.com are for the room and include breakfast.

Restrictions - Sorry, we only accommodate children over the age of 12 years and can only accommodate a maximum of two people per room unless you book The Bindon room, Mallards. Both Mallards and Westwood Farm are strictly non smoking.  We do not allow pets.  All bedrooms are located up narrow stairs so are unfortunately not suitable for wheelchair users.  Breakfast is served in our family dining room, unfortunately this room is not available for guests use at any other time.

Making a Booking - Minimum stay is two nights, or three nights on bank holiday weekends. To secure a stay with us, a deposit of the first nights’ accommodation per room being booked must be paid by credit/debit card. This payment is foc but remainder of payment for your stay due on arrival can be made by cash or card, payment made by debit card or credit card is charged at 4.6 % .  We are unable to reserve a room without a deposit.

Special Requirements - If you or any member of your party has any special requirements, please let us know at the time of making the booking. A copy of our ‘access statement’ is available upon request, or can be viewed on our web site www.purbeckbreaks.com.  Please inform us at time of booking if you or your party has any food allegies.

Cancellation - If you need to cancel your booking, please let us know as soon as possible so that we can attempt to re-let the room.  If we do manage to re-let the room for the full booking, we will be happy to refund your deposit, less a £10 administration fee. If we cannot re-let the room, the deposit will not be refunded and you will still be liable for the outstanding balance, which will be taken from the debit/credit card used for the initial booking. If we re-let the room for part of your booking, then you will only be liable for any days that the room is not re-let.   

Curtailment - If you curtail your booking in advance of, or during your stay, please let us know as soon as possible so that we can attempt to re-let the room. If we cannot re-let the room, then you will still be liable for the remaining outstanding balance, which will be taken from the debit/credit card used for the initial booking. If we are able to re-let the room for part of your remaining booking, then you will only be liable for any days that the room is not re-let.

Non-Arrivals - Should you fail to arrive and take up your booking without letting us know, a charge will be made against your credit/debit card for the full outstanding balance.

Postponements – If you need to postpone your booking, please let us know as soon as possible so that we can attempt to re-let the room.  If we do manage to re-let the room for the full booking, we will be happy to transfer your deposit to a new booking or refund your deposit, less a £10 administration fee. If we cannot re-let the room, the deposit will not be refunded and you will still be liable for the outstanding balance, which will be taken from the debit/credit card used for the initial booking. If we re-let the room for part of your booking, then you will only be liable for any days that the room is not re-let.

Holiday Cancellation Insurance To cover any costs caused by you having to cancel, curtail or postpone, we recommend you taking out appropriate cancellation insurance.

Third Party Bookings - If the person making the booking is different to the person taking up the occupation, the person who makes the booking may be held responsible for cancellation, curtailment or non arrival fees as well as damage or loss, and appropriate charges will be taken from their credit/debit card.

If we have to cancel your booking - We would only cancel your booking if your room was unavailable for reasons beyond our control, then we would refund all monies paid by you for the booking. Our liability would not extend beyond this refund and no liability would be accepted for any other cost incurred by you in this adventuality.

Arrival - Your room will be available to you for check-in between 4pm to 6pm on the day of arrival, unless otherwise arranged. Please ensure you contact us as soon as possible to let us know if you will be arriving after 6pm. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing rooms or out buying supplies. Please note that one car parking space per room booked is provided.  If you have more than one vehicle, there is some street parking in the village. Please do not park in the lane (The Street).

Departure - On the day of departure, we kindly request that you vacate your room by 10.30am to allow us time to prepare the room for our next guests. 

During your stay - Our aim is to offer all our guests a relaxing and tranquil stay and we kindly ask guests to respect other guests’ quiet enjoyment and relaxation. 

We carry out our housekeeping between 11am and 3pm each day and will require access to your room during these 4 hours. If you are not planning on being out during these hours, please let us know.

Guests are not permitted to have visitors to their rooms without our prior agreement.

* Our family dining room is only available for guests use at breakfast time, not available for guests use at any other time sorry.

We know sometimes accidents do happen - please let us know immediately of any damage or spillage so that we can attempt a speedy repair or clean. Spillages are more easily rectified the sooner they are dealt with.  Any significant breakage or damage may result in a charge for replacement, repair or specialist cleaning. If the damage means the room cannot be made available in good time for the next arriving guests, you may also be liable for loss of income.

We appreciate muddy shoes/boots and wet clothing being left in the entrance porch/hallway.  

Any item taken from the rooms without our consent will be charged for.  Please do not remove towels to use on the beach.  Lost keys will incur a £50 charge.

Liability - We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, however caused.

Privacy Policy - Any data collected during the course of this booking will be stored on our computer(s) and/or booking diary.  From time to time we may contact you by email about promotions and offers, unless you specifically tell us not to. Your details will only be used by Purbeck Breaks and will not be sharedza with any third party.

We reserve the right to ask guests to leave if they do not comply to the terms and conditions, in this instance no refund will be given but you will still be liable for the full cost of your booking.

Terms and Conditions for The Cheese House

When booking with Purbeck Breaks you are entering into a binding contract with us. Reference to 'us' and 'we' relates to the manager of the holiday accommodation and 'you' or 'your' relates to the person making the booking and all the members of the holiday party. You agree to make your party aware of the terms and conditions. Bookings should be made in one name only.  Number of persons in your party must be registered with us when booking is made.

BOOKING
We shall confirm your booking upon receipt of your deposit.
Please check your booking carefully and inform us if there are any errors immediately. You have 7 days in which to pay your deposit, otherwise, if your deposit is not received then the holiday will be offered to other enquirers.

PAYMENT
For bookings made 12 weeks or more in advance, a deposit of one third is payable. The remainder of the monies due for your holiday, including your security deposit must be made 6 weeks before the date of commencement.
If the payment for your holiday is not received by then, it will be classed as a cancellation on your behalf.
For bookings made less than 12 weeks away then the full payment will be required when the booking is made.

An additional £150 refundable deposit is also required as security; this will be returned to you within 10 days of the end of your holiday if the property is found to be in the condition it was in at the start of the let. Any minor damage, breakages and cleaning charges will be deducted from this. It is agreed that you will be responsible for any additional charges for damage which cannot be recovered from the £150. See your obligations.

IMPORTANT NOTICE:
Please ensure your payment reaches us by the due date. Our system will cancel your booking if payment is not received by then. This will be classed as a cancellation on your behalf and no refunds or compensation given.

CANCELLATIONS AND CHANGES MADE BY YOU
If you have to cancel your holiday for any reason you must contact us immediately. If you cancel more than 12 weeks in advance then you will lose your deposit. We will refund any other payments made by you.

The deposit is not refundable if you cancel your holiday less than 6 weeks before your arrival date. We will attempt to re sell your holiday. If we are able to re sell your holiday we will refund the balance of payment to you less £25 administration fee, less any losses incurred by us selling the break to someone else at a reduced rate.
Any changes you want to make to your booking before you have paid your final balance will incur an administration charge of £25. We strongly recommend that you take out travel insurance to cover this eventuality.

CANCELLATIONS AND CHANGES MADE BY US
We reserve the right to refuse any bookings without giving a reason.
We reserve the right to cancel or alter your booking in any circumstances which arise from, or is attributable to acts, events, omissions or accidents beyond our control. In any such changes we will take reasonable steps to compensate you the relevant proportion of the money paid by you for your holiday in respect of accommodation, and will not be liable for any other loss caused by cancellation or alteration.

VISITOR ACCOMMODATION LIMITATIONS
Occupation must be limited to the maximum number of persons that the accommodation states. If this is exceeded we will read this as a cancellation by you and we will make you leave the accommodation. You will not be entitled to any refund or compensation.

YOUR OBLIGATIONS
You undertake to keep the accommodation and all furniture, fixings and other effects in the same state of repair and condition as at the commencement of the booking, and shall pay us the value which is damaged or destroyed. Breakages and damage must be reported as soon as possible. Additional cleaning charges will be made if the accommodation is not left to be in the same order as it was at the start of the holiday. You must allow us into the property to inspect its state with reasonable notice or, immediately in the case of an emergency.

You must not use the accommodation for any dangerous, offensive, noisy, illegal or immoral activities or cause a nuisance or annoyance to other guests, local residents or our staff. If you break these conditions, we reserve the right to make you leave the property before the end of your holiday. If this happens then this will be treated as a cancellation by you and no refund or compensation will be made.

Smoking is not permitted in any part of the accommodation. You and your party agree not to smoke inside the accommodation.

You agree to vacate the property at the end of your holiday by 10.00 am on your last day.

FURTHER NOTES
We cannot be held responsible for any loss or damage to any belongings, or for any injury sustained by you or your party during your stay in the accommodation. PLEASE NOTE: this character cottage has low level 1st floor windows and upstairs lounge. The Cheese house is set on a working farm.

We strongly recommend that you have adequate travel insurance.

If you have special requests or needs you are responsible for telling us at the time of your booking. We cannot guarantee that any special requests can be met, although we will try to accommodate these. It is your responsibility to satisfy yourself that the accommodation is suitable for your needs at the time of booking. Once confirmation is made you must check it thoroughly. If a particular requirement is not on that confirmation it cannot be provided for.

We do everything to ensure the accuracy of the information contained on this website. Unfortunately input of errors can sometimes happen. We cannot accept responsibility for changes or any closures of attractions, facilities etc., as referred to on this site or brochure which are clearly out of our control. All distances are approximate.

We will not sell or share your details with anyone else.

ARRIVALS AND DEPARTURES
Times are usually:   Check-in after 4.30pm on your first day.
                                     Check-out is by 10.00am on the last day of your holiday.

ACCESS
We reserve the right of entry to the property, internally or externally for remedial repairs or maintenance, at any reasonable time during your stay.


COMPLAINTS
We value your custom and your enjoyment of your holiday is very important to us. Every reasonable care will be taken to ensure your reasonable holiday expectations are met. If they are not, please provide us with the chance to put things right whilst you are on holiday. Please do not wait until after your return home before telling us of your difficulties, then, unfortunately, we cannot accept liablility.

PRICES
All prices are in UK pounds sterling.
Payment for your holiday can be made by bank transfer.  Payments made using  paypal an extra 3% charge.
